This project was a study for how to increase residential density and improve pedestrian orientation in the vicinity of the existing regional commuter rail station (which runs to Boston); the goal being to improve ridership.
Real estate scope included market analysis using third party data (Costar, ArcGIS Business Analyst, etc.) and financial feasibility of sites identified as candidates for development. This work included strategies for the station area itself, acquisition and lot consolidation opportunities, identification of underutilized properties, preliminary development proforma, and summary reports and presentations.
Brian Jennett led the real estate analysis and strategy portions of the study while employed as a Senior Real Estate Consultant to Stantec.
